AAES manages the ongoing maintenance and oversight of South Florida properties through a network of tradespeople and vendors we contract with directly — plumbers, electricians, landscapers, pool and generator technicians, and general contractors — so a member has one point of contact instead of a phone full of separate numbers. AAES is not a licensed general contractor and doesn't perform trade work itself; every trade on a job carries its own license and insurance, which we confirm before dispatching anyone to a property. What we provide is the coordination layer: the call that gets made, the vendor that shows up, and the invoice that arrives once, from us, instead of once from everyone who touched the job.

Most of the work is routine — a repair that needs scheduling, a seasonal service that's due, a contractor who needs to be let in and supervised while the owner is elsewhere. Some of it is bigger: overseeing a renovation from the estate side, managing several trades on the same timeline, or standing in for an owner who splits time between properties and needs someone physically present when a vendor is on site. Hurricane season adds its own calendar — shutter installation and testing, generator service, tree and landscape prep ahead of a storm, and post-storm inspection — scheduled ahead of the season rather than arranged in a scramble once a storm is named.

Every vendor we dispatch is someone we've worked with before, contracted directly, and confirmed to hold the license and insurance the specific trade requires — not the first search result for a repair. If a job needs a trade we haven't used, we confirm it before it ever reaches your property, not after. One invoice covers the work; a member is never chasing separate bills from separate vendors.

Coverage spans all three markets, and the mix of work shifts with the property type — condominiums along the coast lean toward routine maintenance and vendor scheduling, while larger single-family estates in Fort Lauderdale's waterfront neighbourhoods and in Palm Beach add project oversight and more frequent hurricane-season prep to the list. A member who owns more than one property in our coverage area gets the same point of contact across all of them, so the file doesn't reset every time a request comes from a different address.

A property standing empty while its owner is elsewhere is its own category of work — someone has to let the landscaper in, check on the property after a storm, and notice the small problem before it becomes an expensive one. That's the least visible part of this division and, for members who split their time between properties, often the most valued: a set of eyes on a property that would otherwise have none until the next visit.
